Lee & Associates-LA North/Ventura Transacts Sale
of 60,478 SF Office Building


Westlake Village, Calif. property sells for $12 million

WESTLAKE VILLAGE, CA – A 60,478 square-foot multi-tenant office building has traded for $12 million, according to Mark Leonard, a principal of Lee & Associates-LA North/Ventura, who represented the seller along with Lee’s Mike Tingus and Grant Fulkerson SIOR.

The property, at 2475 Townsgate Rd. in Westlake Village, Calif., is leased to The Walking Company for its corporate headquarters and Yoga Works, among other tenants.

“Both Walking Company and Yoga Works just renewed their leases, accounting for about two thirds of the office space in the building,” said Leonard. “That, and the excellent location off Lindero Canyon Road with many nearby amenities, made this property highly desirable.

The seller was a private investor. The buyer, Abington Emerson Investments, LLC, was represented by Greg Pill of TriNet Investments.

Los Angeles - The third quarter saw neighboring markets with sharp differences in vacancy rate, rent and absorption.

Burbank and Glendale office markets are one example of the up-down duality.

The 7 million-square-foot Burbank office market vacancy rate dove 7-plus percent compared to the same period a year ago, landing at 9.7 percent, according to data provided by Colliers Internationsl Inc. Absorption turned positive and pushed up rents.

Real estate development has alwyas been an indicator of a healthy economy, but for Ventura County, it may be a lifeline.

Job losses and poor economic output have shrunk the county's economy for the last three years to that of negative growth, creating its worst period since 1990, including the Great Recession. Additionally, unemployment is rising.

And the piture is especially start compared to county economies across the U.S. - many or which are improving.

Schools for Sale
Developers Jockey for Deals as District Reshuffles Real Estate Holdings

Simi Valley - Simi Valley Unified School District is nearing the end of a four-year effort to shed long-vacant, unnecessary or undersized properties, and as a result the city stands to benefit from new housing, jobs and tax revenue.

The district in recent years has sold, or is has agreed to sell, at least 34 acres of property including its current headquarters and an empty school. Developers, and an aerospace business relocating from the
San Fernando Valley, have lined up to buy the parcels and several deals are in escrow awaiting city approvals of planned projects.

Ron Todo, associate superintendent of business and facilities for the district, and Superintendent Jason Peplinski, oversaw the complicated trades to finally reach the goal last month of purchasing the district’s new headquarters.
